Founded by Luke Brown and Katy Parnello out of the necessity to manage their own rental property, Wild Oak remains small, accessible, and personable in providing quality travel experiences within the San Juan Mountains. Luke and Katy blend their extensive careers in the travel, hospitality and artistic arenas to create thoughtful, creative and authentic accommodations for their guests. Wild Oak property owners receive transparent and timely communication, and all Wild Oak properties receive ample attention, personal touches and mountains of hands-on care and upkeep.

Wild Oak has a robust construction and maintenance team that has “boots on the ground” every single day. Our primary goal as a property management team is to protect and when possible, enhance our client’s properties. We have a 24-hour emergency line for guests as well as transparent and timely channels for owners to work directly with our maintenance team for updates and improvements. We conduct off season punch lists for all properties and have doubled down on our commitment to preserving both your property and our shared guests experience with the FASTEST response time in the Telluride area hands down.

We recognize the long days and extra miles that people travel to get to our box canyon and prepare our spaces with the extra touches that make that journey more than worth the effort.
ENHANCED SERVICES
Wild Oak offers guests a variety of “value add” options post booking. We offer guests access to our local clubhouse located on S. Oak Street as well as gear rentals, a mountain of local adventure resources and the option to secure our in-house private airport transportation to and from their Wild Oak Base Camp.

Simple & Transparent
ONE-TIME SETUP FEE
To prepare your home as a premium vacation rental, Wild Oak manages every detail of setup—from ordering supplies to organizing and installing materials. This one-time fee is based on your property’s size and initial supply needs. Once setup is complete, the ongoing restocking and reordering of these essentials is fully covered within your management fee.
MANAGEMENT FEE
Our management fee is a simple percentage applied only to the room rate collected from each booking. This fee is drawn from your monthly property revenue and covers everything from professional photography and marketing to guest communication, concierge services, cleaning coordination, and pre-arrival inspections. It also includes the payment of all applicable local and state short-term rental taxes on your behalf.
COST + 10%
Wild Oak maintains owner accounts and oversees property upkeep, ordering, and maintenance scheduling. We handle vendor payments, provide detailed receipts, and ensure all work meets Wild Oak’s high standards. A 10% service fee is applied to these owner-approved expenses and invoices—not to supplies already included in the management program (such as soaps, snacks, paper goods, and other guest essentials).
